What every roofing estimate needs

  • Your business name, contact details and license number
  • Estimate number, date and how long the price is valid
  • Clear options (good, better, best) with what each includes
  • Warranty terms and any permit or inspection fees
  • Deposit required, if any
  • A place for the customer to approve and sign

Pricing roofing work

  • Measure in squares (one square = 100 sq ft of roof surface) and add a waste factor based on roof complexity: more hips, valleys and dormers mean more waste.
  • Price from cost: (materials + labor per square × squares + disposal + permit + overhead share) ÷ (1 − target margin). Don't price off a competitor's yard sign.
  • Price tear-off layers, decking replacement and steep or high roofs as separate adders so complex jobs aren't priced like simple ones.
  • Separate repair pricing from replacement: a minimum charge for leak repairs covers ladder, setup and safety time.
